Maximum rent increase in free sector in 2022

From May 1, 2021, there is a maximum annual rent increase for a free sector house. This applies for three years, until May 1, 2024. By law, the central government calculates this maximum in the following way: 1% plus inflation.

Maximum rent increase in 2022 for the free sector
The Central Bureau of Statistics has announced the inflation rate from December 2020 to December 2021, which is 2.3%. Thus, the rent increase in the free sector in calendar year 2022 can be up to 3.3%.
The annual (basic) rent increase in 2022 may not exceed this maximum of 3.3%. Even if your rental contract states a higher rent increase. This applies from 1 May 2021 to 1 May 2024.

When is it social or free sector?
In 2022 the upper limit for the social sector is set at € 763.47 basic rent. If your basic rent is higher and your house has 145 points (January 2022, 142 points per July 2022) or more, you can rent in the free sector. Incidentally, the upper limit is determined annually. The upper limit at the time of the start of the lease is decisive. A house cannot be transferred from the social sector to the free sector during an existing rental agreement.

How is a rent increase calculated?
The rent increase is only calculated on the basic rent, not on additional deliveries such as service costs or gas, water and electricity. In the Netherlands it is customary to increase the rent per July 1. You may however deviate from this, provided you increase the rent no more than once every 12 months.

The maximum rent increase for the social sector is 2,3% in 2022.
