Liberalization limit rental houses as of 1 January 2021 €752,33 (minimum 145 points)

As of January 1, 2021, the liberalization limit for rental houses is € 752.33 (was € 737.14 in 2020). That means that at least 145 points are needed to have enough points to rent out in the free sector (liberalized rental).

Proposal to set the maximum rent increase in 2021 at 1% + inflation (total 2,4%)

At the end of 2020, Minister Ollongren signed a deal with the PvdA and GroenLinks to get the housing budget through the Senate. Among others, 450 million euro will become available for quality of life in vulnerable areas.
But for the first time, from 1 July 2021, there will also be a maximum annual rent increase for both the private sector and the social sector of 2.4%. Previously, there was only a maximum rent increase in the social sector. In the free sector there was no maximum rent increase, unless this was stipulated in the lease.

A tenant can use this to see how energy-efficient a home is and which energy-saving measures are possible. The label classes for homes run from A to G. Homes with an A-label are the most energy-efficient, homes with a G-label are the least energy-efficient.

Good news: Proposal for adjustment of the wealth tax Box 3 per 2022 has been cancelled!

During Prinsjesdag 2019, the cabinet came up with a proposal to change the box 3 wealth tax in 2022. With this, the government wanted to meet the social criticism of the current system of capital gains tax. Box 3 concerns savings and invested capital, but also the value of real estate (outside your own home) such as a holiday home or an investment property.

Nationwide the rental prices have fallen for the first time in 6 years due to Covid-19

Thursday October 15th a survey was published by Pararius, the largest rental platform in the Netherlands. They have charted that national rents have been falling for the first time in 6 years since the start of the Corona crisis. Especially in and around the big cities.

Het is duidelijk te merken dat er sinds medio maart nog steeds weinig inkomende expats zijn. De verhuizingen die wij momenteel waarnemen, komen vooral voor rekening van Nederlandse huurders en expats die al langer in de stad wonen. Daarnaast is een deel van de expats terug gegaan naar hun thuisland en worden bovendien veel woningen, die voorheen via AirBnB verhuurd werden, nu ook aangeboden voor de lange termijn verhuur. Lagere vraag en een hoger aanbod resulteert over het algemeen in lagere huurprijzen. Pararius, de grootste verhuur website van Nederland, heeft dat nu ook op basis van recente cijfers geconcludeerd. 

Letter from Minister Ollongren to the House of Representatives with measures to improve the affordability of housing

On May 15 last Minister Ollongren has sent a letter to the House of Representatives with four measures she is taking to improve the affordability of housing for people with a middle income and starters and to tackle excesses in the housing market. It seems that the dreaded ‘temporary emergency button’ is off the table with this! It is now just a letter, which its civil servants will have to develop into a bill. These are her proposals:

Increase of rental price free sector per 1 July 2020

As a landlord of housing accommodation (s), you may increase the rent annually. Although this may be deviated from, it is standard in the Netherlands to increase rental prices as of 1 July. If you rent out in the social sector (bare rent < € 737,14), you must inform the tenants about the rent increase at least 2 calendar months in advance. This is not necessary in the free sector (bare rent > € 737,14).
