As of July 1, 2022, rents for social rental housing (2022: basic rent < € 763.47) may legally be increased by up to 2.3%. An exception will be made for rental homes with a rental price < € 300. The rent of those homes may be increased by € 25.00.
Income-related rent increase
As of July 1, 2022, it is again possible to implement an income-dependent rent increase for tenants in a social rental home with a high (middle) income in the annual rent adjustment. For an annual rent adjustment before July 1, 2022, it is not possible to implement an income-related rent increase. This is because until that date a rent freeze applies to all social housing.
The methodology of the income-related rent increase is different in 2022 than in previous years. Depending on income, the rent increase can be up to € 50 or € 100. The income limit above which an income-dependent rent increase can be given also depends on the size of the household. For single-person households, different limits apply than for multi-person households:
1-person households - income € 47,948 - € 56,52 = maximum € 50* rent increase
1-person households - income > € 56,527 = maximum € 100* rent increase
multiple person households - income € 55,486 - € 75,369 = maximum € 50* rent increase
multiple person households - income € > 75,369 = maximum € 100* rent increase
* But not beyond maximum allowable rent limit of the house
For the free sector, the percentage for the rent increase in 2022 is maximum 3.3%.
