Finding a tenant for your living space and establishing a rental agreement

On-side advice about optimal rental strategies, the right type of rental agreement, and a well-founded rental price reccomendation;
Property assessment with a photo report;
General measurements of the property;
If desired, placing a 'for rent' sign and/or poster;
Writing an engaging advertisement text in Dutch and English with attractive photos;
Listing on our Home of Orange website and various rental websites, including www.pararius.nl;
Offering the property to potential tenants, fellow real estate agents, companies, and relocation agencies;
Selecting suitable candidate tentants, scheduling and conducting property viewings;

Provinding interim reports on the progress of the rental process;
Requesting income details and ID, and screening potential tenants;

Drafting a legally sound lease agreement tailored to your situation;
Collecting the rent for the first rental period and the security deposit;
Carrying out the key handover and the initial inspection with a detailed inspection report including photos;
Transferring the first month's rent and the security deposit to the landlord, minus the agreed-upon brokerage fee.

In this case, you are the manager of the property. You are responsible for tasks such as collecting the rent monthly, managing technical issues, implementing annual rent increases, resolving complaints, etc. After the key handover, you will be the point of contact for the tenant throughout the rental period.

If we have succeeded to find you a good and reliable tenant, we charge you an agencyfee of 8% + 21% VAT of the yearly rent. For temporary rentals we charge the agencyfee proportionally, with a minimum of € 950,00 excl. VAT.

If you also want the financial matters to be professionally managed with care, you could opt for package 2 - financial management. With package 3 - full managemen t, we take care of both the financial and technical aspects. Choose package 4 – do it yourself if you want to customize your own rental package.
